Home Foreclosure
- How Can I Save My Home From Foreclosure?
Millions of homeowners across America today are losing their homes to Foreclosure. Many may even be your very own neighbors or friends. What most homeowners don’t realize though is that they can fight back…
and save their home
from foreclosure!
How Can
We Help You?
You see there are usually several defenses that homeowners can raise on their behalf in nearly every Foreclosure suit. Our firm will review your case to determine what defenses you have in your Foreclosure case.
When the proper
legal defenses are raised by an attorney who handles
and understands Foreclosure cases, these defenses can literally keep you in your home while you and your attorney work together to negotiate a
loan modification or another
favorable option.
What Options Do I Have If Am In
Foreclosure?
Some of the options that can be available to you are:
• Loan Modification with a more favorable mortgage
payment
• HAMP Program, Making
Homes Affordable Program
• HARP Program
• Stipulated Foreclosure with Waiver of
Deficiency
• Short Sale
• Deed in Lieu of Foreclosure
With Waiver of Deficiency
• Filing Bankruptcy (and still save my home from
foreclosure)
How Can These
Options Help
Me And My Family?
Depending on your situation, these options can either keep you in your home, or allow you to move
but only after you’ve had
the time to get all of your financial affairs in order.

Loan Modifications
A Loan Modification is an important part of the Foreclosure Defense process and is the preferred option for any homeowners who want to keep their home. Loan Modifications typically involve a reduction in the mortgage loan’s interest rate, an extension of the length of the term of the loan, a reduction or waiver of attorney’s fees, costs, and late fees, and in some cases, a reduction in the principal amount owed on the loan.
Home Foreclosures are being filed by banks and their attorneys against homeowners in America at record levels. Many homeowners today could lose their home to a foreclosure. A Loan Modification may be the only way for a homeowner to save the biggest investment of their life, their home.
Negotiating with the bank though for a modification of your home loan can be an overwhelming process for most homeowners. Because you have so much at stake, we strongly recommend that you have an experienced attorney who handles Loan Modifications take care of negotiating this important matter for you.
What Happens In A Loan Modification?
In a Loan Modification application, we negotiate one or more of the following possible resolutions on your behalf:
• A reduction of your interest rate
• An extension of the loan term
• A possible reduction of your loan amount, or what is called your principal
• Deed in Lieu of Foreclosure with a waiver of any deficiency
• Short Sale with waiver of any deficiency
We can even
explain to you President Obama's Making Homes
Affordable Program, the Homes Affordable
Modification Program (HAMP), and the Homes
Affordable Refinance Program (HARP), and how you can
qualify for help!
Be aware though! There are many companies advertising that they can stop your Foreclosure. Most of these companies are not licensed Attorneys and do not contest your foreclosure case in court.
As a result, these companies will not have any leverage to obtain an acceptable loan modification for you. Why? Because Lenders are always more willing to re-negotiate the terms of a mortgage when the borrowers have an attorney that is fighting for them in court!
If you hire anyone other than our law firm, please make sure that
the person is licensed to practice law, has experience in the area of Loan Modifications and handles Foreclosure cases in court. Also make sure you are clear about the fee that will be charged for a loan modification, and the fee charged for a Foreclosure defense in court.
What We Charge: The fee for Foreclosure Defense and Loan Modifications is dependent upon the number of mortgages on each property. The fees can be paid in affordable monthly payments
or a flat fee, depending on what YOU want to do with
your home.
